This 178 acres is located, in both a HUB Zone and an Opportunity Zone, at the gateway to Hochatown, Oklahoma, just northwest of Broken Bow. The development boom is in full swing and the opportunities are tremendous. Broken Bow is touted as being the 2nd fastest growing tourist destination in the U. S. and is a popular destination for visitors from many surrounding and distant states. Current census has available rentals at 1800, up from 600 in 2018. The terrain is flat to gently rolling forests and meadows. Large hardwoods add character, and appeal to the property, and provide privacy breaks. There are also open grass areas amenable to commercial or entertainment venue development without having to clear timber. Four ponds and a meandering seasonal stream are in place to add ambiance to multiple building locations. Located conveniently for visitors coming in from the south, east or west, as Google Maps is already directing traffic past the property from the west in route to Hochatown. There is one 2080 sq. ft. home on the land, as well as a barn and shop. An additional adjoining 170 acres is also for sale at the same price per acre. (See the Broken Bow Development 170).

The lake provides activities such as kayaking, boating, canoeing, swimming, skiing, fishing (including Trout below the dam), and other water sports. Hot Springs

Montezuma Hot Springs, located five miles northwest of Las Vegas. The setting is fantastic, as the springs lie along the Gallinas River adjacent to several historic buildings. A collection of hot springs bubbling out of the side of a hill, feeding a variety of rock and cement tubs. Originally used by the historic Montezuma Castle Resort, the springs are now accessible to the public. A collection of three groupings of hot springs has been diverted into rather rustic cement and rock pools and tubs along the side of the road in the small community of Montezuma.

Montezuma Castle

The largest and one of the most historic structures in Las Vegas New Mexico is the old Montezuma Castle, just a few miles north of the plaza area. The building is also referred to as the Montezuma Hotel. The site where this magnificent hotel was built in itself comes with a lot of history. If you drive north on Hot Springs Blvd. in Las Vegas, five miles to Montezuma, a tiny village at the base of the Sangre de Cristo mountains, the imposing view of the Montezuma Castle set up on the hill above the town looms ahead. After being vacant for ten years, Montezumas Castle was bought by Armand Hammer for use as a United World College. Armand Hammer restored the old Montezuma Hotel building.
